Well, technically the bank is buying a thing and graciously letting us pay them gobs of money for the privilege of making use of it. That is assuming all goes well with the inspection.
Three bedrooms, two baths (the master is all kinds of fancy with a fireplace, jacuzzi which I’m sure I’ll use twice, and a separate shower stall), and a two car garage. I’ll have to do some work in the kitchen; just don’t tell shopteacher I’ll be buying ready made cabinets, and the rear deck/sunroom needs some attention.

Haha! I don’t expect anybody else to take on this insanity! Seven months later, and they still aren’t done :)

I know which end of the hammer to hold, but the flooring install and hanging cabinets is as far as I’m comfortable going.
I should be able to finish in no more than 6 months.

Congrats homeowner! I would recommend if you can, walk with the inspector, ask questions about things you see, and overall just follow up with any issue during the deal. GL and enjoy the house!
Edit: Also some home warranties are pretty good

I was planning to go around with the inspector. I’m actually off Monday and Tuesday next week, and it looks like we’ll be able to get someone there Tuesday.
Two years of home warranty payed for by the seller was part of the contract.

Congratulations.
I’m sure you’ll hav e plenty to do. G oing with the ready made cabinets will help . It’s a house and even if it’s moderate in size it’s still a big item with lots of things that need maintenance; both periodic maintenance and unscheduled maintenance .

This will be the second home I’ve owned so I’m used to the “well crap now that needs fixed” moments. The kitchen is just top priority because it’s dated and several cabinets are difficult to open and starting to come apart. The deck definitely needs some love, but I can do that kind of work no problem.
My wife wants all the lighting fixtures replaced though. While I can do that work I would rather dig and repair a damaged water line than do electrical.

Thankfully not too many. I think there are four inside and three outside. The bedrooms all have switch controlled outlets instead of ceiling fixtures.
Oh and the three ugly fans which will be extra fun with the cathedral ceilings.

Take that bush out, and the entry way could probably serve as a carport for 3rd vehicle.
Your HOA would probably not like that, but it's an option. Lol
